Watt did you say? New £100m funding to unlock over 1,000 affordable Zero Bills homes

  • £100m investment into Octopus Capital fund to finance affordable Zero Bills homes across England and Scotland
  • Residents to enjoy no home energy bills for 5-10 years, thanks to Octopus Energy’s world-first tariff
  • Builds on the success of 5,000+ Zero Bills homes already eligible and follows the scheme’s recent expansion into France

London, 18th November 2025 - In a major boost for affordable, sustainable housing, Octopus Capital has raised £100 million in new funding to supercharge the rollout of Octopus Energy’s groundbreaking Zero Bills tariff.

The funding, which includes £50m from the Scottish National Investment Bank, has been raised through Octopus Capital’s Affordable Housing Fund. It will unlock more than 1,000 Zero Bills homes across England and Scotland, offering affordable and intermediate rental properties where residents won’t have to pay a penny for their home energy bill, guaranteed.

Launched in 2022, Octopus Energy’s Zero Bills is a world-first tariff that lets customers move into homes packed with cutting-edge green tech – including a heat pump, a battery and solar panels – with no home energy bills for at least 5-10 years.*

With this new investment, Octopus Energy is poised to rapidly scale Zero Bills. The company has already partnered with over 60 developers including major players across all tenures, including Vistry, The Hill Group, Wates Residential, Thakeham, Lloyds Living, Aviva Investors - Packaged Living, Urban & Civic, Clarion Housing Association, Platform Housing Group and SNG.

The news comes hot on the heels of Octopus Zero Bills’ expansion into France, marking the fourth country to benefit from the energy supplier’s groundbreaking tariff.

So far, Octopus has approved over 5,000 Zero Bills homes through partnerships with leading developers, covering affordable and private rent, plus private and shared ownership properties.

Octopus Energy aims to deliver 100,000 Zero Bills homes by 2030, and has already rolled out the initiative in Germany, France, New Zealand, as well as the UK.

Nigel Banks, Zero Bills Director at Octopus Energy, said: “For too long, people have had to choose between affordability and sustainability. Zero Bills homes remove that trade-off - they’re cheaper to live in, better for the planet, and powered by the latest clean tech.

“This investment means thousands more people will be able to move into homes where they won’t have to worry about home energy bills. It’s a game-changer for renters and homeowners alike.”

Jack Burnham, Head of Affordable Housing at Octopus Capital, said: Our aim for this year was to double the size of our Affordable Housing Fund, and we’re so pleased to welcome our new investors, enabling us to close in on our next £500m milestone.”

“Tackling long-term fuel poverty by focusing on reducing energy usage in affordable homes, and radically increasing the amount of on-site generation is critical to our affordable housing strategy, so it’s great to be collaborating with Octopus Energy to make this a reality.”
